What documents are required when selling a home in Memorial Parkway?

Texas law requires sellers to provide a Resale Certificate and governing documents to the buyer. These are ordered through HomeWiseDocs. The package typically includes the resale certificate, current budget, insurance information, and association governing documents.

How long does it take to receive a resale certificate?

Standard processing is 3 to 5 business days. Texas Property Code allows up to 10 business days. Rush options may be available through HomeWiseDocs for an additional fee. Plan ahead and do not wait until closing week to place your order.

Who is responsible for ordering the resale certificate — buyer or seller?

The seller is responsible for providing the resale disclosure package to the buyer. The cost of the package is typically the seller's responsibility as well, though this can be negotiated in the purchase agreement.

How long is a resale certificate valid?

A resale certificate is valid for 30 days from the date of issuance. If your closing is delayed beyond that window, an update can be ordered through HomeWiseDocs at a reduced cost within the first year.

What are the current HOA dues?
